How long does a typical bathroom or kitchen renovation take?

Bathroom: 3-6 weeks of construction after permits issue. Kitchen: 4-9 weeks. Add 1-4 weeks for permits depending on municipality. Phased renovations (keeping the other bathroom or kitchen live) add 15-25% to the schedule.

Do we need permits for an interior renovation?

Almost always yes if work involves: plumbing relocations, electrical (new circuits, panel upgrades), structural (wall removal, header changes), HVAC modifications, secondary suites. Cosmetic-only work (paint, flooring without subfloor change, replacing fixtures in place) may not require permits. We pull the permit requirements for your specific scope at quote stage.

What’s the difference between a $32K kitchen and an $85K kitchen?

At $32K: mid-range builder-grade cabinets, quartz or laminate counters, basic appliance package, ceramic tile backsplash. At $85K: custom millwork or premium semi-custom (BCM, Cabico, Deslaurier), natural stone or premium quartz counters, designer appliance package, layout change, custom lighting plan, premium flooring. Construction time roughly doubles, materials cost about triples.

Can we live in the house during a renovation?

For single-room scopes (one bathroom or kitchen): yes, usually fine. For multi-room or whole-home renovations: most families relocate for 4-6 months due to dust, intermittent utilities, and trade access needs. For additions only (no gut): families can usually stay through foundation + framing + closing-in phases and only relocate for the 1-2 weeks of opening the original wall.

Will hidden damage (mould, asbestos, knob-and-tube) blow our budget?

Common on pre-1990 GTA homes. Our contract includes a discovery clause with separately-quoted unit rates: asbestos abatement ($4K-$15K typical for popcorn ceilings, vermiculite, vinyl tile mastic), knob-and-tube full replacement ($12K-$28K), mould remediation ($3K-$25K). We disclose all findings within 48 hours and present options before proceeding.

What permits do you handle vs we handle?

We handle all of them: building permit, plumbing permit, electrical permit, HVAC permit, conservation authority approvals (TRCA, CVC), heritage committee approvals where applicable. Permits are issued in the homeowner’s name (legal requirement) but we file, follow up, and clear all inspections on your behalf.

What’s included in your fixed-price quote vs not?

Included: construction (framing, drywall, MEP, finishes, fixtures we install), permits and design coordination, all licensed sub-trades, daily site cleanup, dust containment, 1-year workmanship warranty. Not included: appliances (we coordinate but you buy), furniture, audio/visual beyond rough-in, landscape outside the construction footprint, swimming pools, generators, and any pre-existing pest or environmental issues we discover.

How do we choose between a renovation and moving?

The break-even is typically: renovation cost vs. (new home cost – current home market value) + Land Transfer Tax + selling costs (commissions, staging, legal). In Toronto and the GTA, LTT alone often justifies $150K-$300K of renovation. We help model this for you at the feasibility-visit stage if asked.

What’s your warranty?

1-year full workmanship warranty: we return to address any defects in materials or workmanship discovered within 12 months of completion. Beyond that, materials retain their manufacturer warranties (typically 10-25 years on hard surfaces, 5-10 years on cabinets, 1-2 years on appliances). For additions or new builds we register with Tarion where applicable for additional warranty coverage.
